Pune, 22nd December 2024: Starting January 1, citizens can expect smoother online registration of leave and license agreements as the Maharashtra state government rolls out an upgraded portal to address persistent technical issues that caused delays in processing applications throughout the year.

A key highlight of the revamped system is the integration of the GRAS payment gateway, eliminating the need for users to visit multiple platforms for fee payments. “The upgraded portal will also feature a user-based login system, allowing citizens to track previously registered documents through a personalized dashboard,” said a senior official from the registration department.

The dashboard will simplify access for users, particularly those who renew tenant agreements annually. “People can view all their agreements with various clients using their login credentials. This will streamline the renewal process and save data,” the official added.

However, industry professionals remain cautious about certain aspects of the upgrade. Sachin Shinghavi, president of the Association of Service Providers and Real Estate Agents, expressed concerns over implementation challenges. “While the integration with police databases will enable faster data sharing, it’s unclear whether online verification will be implemented across Maharashtra. So far, this has only been piloted in Pune,” he said.

Shinghavi also highlighted issues with PAN verification and the lack of a refund mechanism for transaction failures. “Real estate brokers have consistently requested an overhaul of the system. The government’s push for tenant registrations is commendable, but the current platform’s frequent crashes have caused significant delays and inconvenience,” he noted.

Earlier this year, technical glitches forced citizens to wait for over a month for their online applications to be approved. This led to directives for officials to address the backlog within a fixed timeframe.

The integration with police databases is anticipated to expedite the verification process. However, specific details about the rollout across Maharashtra remain unclear, according to another real estate agent.

With the introduction of the new system, the government aims to enhance user experience, reduce delays, and promote efficient online registration of agreements.
