Pune set for high-density urbanization and infrastructure growth

Pune, September 14, 2017: Smartworks, India’s largest provider of serviced office spaces, has seen an exponential growth since it set foot in Pune in June 2016, where it is currently running three centres, at full capacity.

Smartworks started its operations in Pune in the city centre area of Yerwada with a 17,000 sq.ft. office space in one of the landmark buildings on the Pune – Ahmednagar Road, called Nyati Unitree. Smartworks rose to a 50% occupancy by March 2017 and to 85% occupancy by August 2017. Corporations such as Amazon Web Services, SHIPCO, Go Digit General and Epam Insurance have fuelled the growth of this centre. The growing confidence of many brands adopting Smartworks has boosted the company to add another 10,000 sqft of space in Nyati Unitree, taking the total area to an ambitious 27,000 sq.ft. within its first year of operations.

Riding on this accelerating growth and demand from a strong client base, Smartworks started its second centre in the self-sustained township of Magarpatta City in the month of May 2017, with an area of 30,000 sq.ft. in the Summer Court building. Beginning with 30 percent occupancy, the company once again rose to 100 percent occupancy within a short span of three months. A large contribution to the number of seats has come from TCL Corporation, which occupies 407 seats in the centre, along with companies like Comscore and WorldEmp. Smartworks has now signed up for another 30,000 sq.ft. in the same premise, out of which 15,000 sq.ft. is already occupied, to ensure that its innovative office spaces are available to more clients as it spreads its service based offerings further.

The company has not ignored the ever-increasing demand on the Western side of Pune, thereby responding with a sprawling 40,000 sq.ft. of office space in the proximity of the IT and ITES belt, where it operates four floors at the Pride Gateway property.

As office rentals continue to rise across the country, the demand for shared office spaces is expected to grow exponentially in the next three years. Along with it, as more millennials join the workforce, employers will either have to invest in workspaces that cater to the modern demands, or shift to serviced offices that are designed exactly to match these needs. It’s imperative to hence believe that occupier focus will shift towards serviced office spaces, as this will help them save up to 25% of the cost of conventional leasing.
